Hi Simon,

There is no doubt that some solicitors are conscious of the quality of 'some' HIP packs, though this is not always the case.

The budget HIP providers have been able to cut costs by using search companies whos experience, knowledge, expertise and price is often less than that of more established reputable search providers.

The search field is a highly specialist area in our opinion and HIP-Consultant.co.uk have refused to risk the quality of our product in order to lower our costs.

Additional searches that can be required and requested by a solicitor can be ordered within the Home Information Pack from HIP-Consultant.co.uk though this would increase the cost of the standard legally required HIP.

Of late we have seen numerous large 'budget' HIP pack providers 'pull' out of the market or go into to liquidation; leaving clients without the the Home Information Pack they ordered. This is most upsetting though as the housing market continues to have little activity one could expect more re-occurences of this.

A quality product with a high level of customer service often comes with a small additional cost to clients. However, this is more frequently recognised and happily accepted by our clients.

It is important to understand that most lawyers are extremely dubious of the value of the home information pack. It contains an Energy Performance Certificate, which may be of interest to the buyer, but not to his solicitor. It also contains some searches. There are three problems with these: they may be out of date, they may be incomplete (because only certain searches are mandated by the regulations), and they may be inaccurate. With regard to the last point it is known from work done in Birmingham that HIP providers can cut corners and fail to pass on important information. In the light of this uncertainty most conveyancers do not bother with the HIP (which is effectively money down the drain), and start again with their own searches. If the property is leasehold then the HIP should contain a copy of the lease, which is potentially more useful.
